CAE

The purpose of the CAE designation is to recognize professionalism and competency in a wide range of matters covering property valuation for tax purposes, property tax administration, and property tax policy.
IAAO members may use this designation in conjunction with the valuation of a wide range of property types, property appraisal and assessment administration issues, and property tax policy statements in accordance with IAAO's commitment to excellence.
Qualifications
To qualify for the CAE designation, the following general requirements must be applicable on the date of sitting for the comprehensive examination.
(a) The candidate must be a IAAO member and a candidate in good standing in the CAE program.
(b) The candidate must have at least five (5) years of experience in property appraisal or assessment administration.
(c) The candidate must have credit for the following six (6) educational courses:
(1) IAAO Course 101: Fundamentals of Real Property Appraisal
(2) IAAO Course 102: Income Approach to Valuation
(3) IAAO Course 400: Assessment Administration
(4) IAAO Course 112: Income Approach to Valuation II
(5) IAAO Course 311: Residential Modeling Concepts or IAAO Course 312: Commercial/Industrial Modeling Concepts
(6) Either IAAO 151 or a Foundation approved two-day USPAP course if an IAAO designation candidate prior to January 1, 2003 or if an IAAO designation candidate after December 31, 2002 then either IAAO 151 or a Foundation approved two-day USPAP course and either IAAO 171 Standards of Professional Practices and Ethics or IAAO online Standard of Practice and Professional Ethics Supplement. Examination cannot be challenged.

(d) The candidate must have credit for two (2) projects, one on residential real property and one on commercial real property. It is a requirement that at least one (1) of the projects must be a single property demonstration narrative appraisal report.
(1) There are three (3) acceptable residential projects. The candidate must satisfactorily complete either:
a. A real property demonstration narrative appraisal report, using all recognized approaches to value, on a single family residence, or
b. a real property demonstration appraisal report on the computer assisted valuation of a group of residential properties, or
c. an eight (8) hour residential case study examination. If the candidate does not successfully complete the case study requirement after two (2) attempts, a different project must be selected to fulfill this requirement.
(2) There are three (3) acceptable commercial projects. The candidate must satisfactorily complete either:
a. A real property demonstration narrative appraisal report, using all recognized approaches to value, on an income producing property, or
b. a real property demonstration appraisal report on the computer assisted valuation of a group of income producing properties, or
c. the Case Study Examination on The Mass Appraisal of Income-Producing Property.
(3) Candidates holding the AAS, PPS, or CMS satisfy the requirements of 10.2.5(d) (1). The candidate must complete an income-producing property demonstration narrative appraisal report to satisfy the demonstration narrative appraisal report requirement.
(4) Candidates holding the RES that have met the requirements of 10.2.5(d) (1) a may complete either 10.2 5(d) (2) a, b or c; candidates holding the RES that have met the requirements of 10.2.5 (d) (1) b or c must complete a demonstration narrative appraisal report. If this is completed on a residential property, the candidate must also complete 10.2.5 (d) (2) c.
(5) Candidates who are graduates of the University of British Columbia program referenced in 10.2.12.3 and received a 70% or higher grade on their computer-assisted valuation case study satisfy the requirements of 10.2.5(d) (1) b.
(6) Candidates on an equivalent property appraiser certification or licensing track administered by an organization, country, province, or state; requiring successful completion of a property demonstration narrative appraisal report, may seek a waiver of the IAAO single property demonstration narrative appraisal report requirement by submitting the appraisal report approved by the organization, country, province or state satisfying sections 10.2.5(d) (1) a and/or 10.2.5 (d) (2) a provided that organization, country province or state has previously entered into a property demonstration appraisal report and grading standards waiver agreement with the IAAO.

April 17, 2010 Clarified subsection (d) (4) LANGUAGE on CAE candidates who hold the RES and must receive credit for a single property demonstration narrative appraisal report.
(e) The candidate must pass an eight-hour CAE Comprehensive Examination. This examination can be given only after all other requirements have been met.
(f) Upon successfully completing the CAE Comprehensive Examination, the candidate must submit an affidavit attesting to experience before the designation can be conferred.
(g) The candidate must be a high school graduate or the equivalent.
(h) Members applying for candidacy on or after January 1, 2014, must, prior to receiving the CAE designation, hold a Bachelor’s degree or higher from an accredited college or university,
Or
In lieu of the Bachelor’s degree, have equivalent semester credits as specified in the Appraiser Qualifications Board requirements.
